Client Challenge: UFS Healthcare, a long-established provider of pharmacy and medical services in Victoria’s Central Highlands, had committed to leasing a significant tenancy within a new medical facility developed by Integra Group. With an agreement-for-lease in place, Integra needed a trusted delivery partner to bring the building to life and support both the UFS fit-out and the sub-letting of additional tenancies.

Our Solution: Working on behalf of Integra, Macneil Group managed the base build and coordinated directly with UFS and the associated tenants, such as Melbourne Pathology. As ground floor spaces were marketed, we worked with potential sub-tenants—providing early fit-out estimates, design advice, and eventual delivery. The model required flexibility, accuracy, and an ability to balance multiple stakeholder needs through construction and commercial negotiations.

Result: The result is a high-quality, multi-tenancy healthcare building that meets both UFS’s operational needs and Integra’s investment goals. Most tenants ultimately engaged to Macneil Group for their fit outs, a sign of the trust and efficiency we bring to every phase.
