    • Challenge: With limited A-grade office space available in Ballarat’s CBD, the city continues to face a growing need for high-quality commercial accommodation for government and professional tenants. As both developer and builder, we identified the opportunity to transform a centrally located site on Sturt Street into a new commercial asset. However, we also realised the inherent challenge of delivering a contemporary, energy-efficient office development meeting leasing standards such as NABERS, while also achieving a design that could sit harmoniously within one of Ballarat’s most historically significant precincts.

    • Our Solution: After thorough consideration, we landed on a design with a central elevator shaft and generous office spaces with excellent natural light to appeal to tenants seeking functional, modern workplaces. Just as critically, we designed the facade to respect and reflect the area’s heritage character. Finished in traditional pressed red brick, the exterior features architectural cues drawn from neighboring heritage landmarks and delivers a visually cohesive and contextually sensitive addition to the streetscape.

    • Result: Having attracted major tenants such as Findex and Sovereign Financial, this is highly sought-after A-grade CBD office space that also represents a benchmark for urban renewal balancing functionality with heritage integrity.
