Client Challenge: An integrated supermarket and apartment development to meet a growing community need. While locals welcome the idea of improved access to retail, there are sensitivities about how the project will integrate into the local landscape. As a result, the planning process was complex and highly scrutinised and included a VCAT hearing.
Our Solution: We worked closely together through the planning and VCAT phases, constantly refining the design and providing real-time updates to ensure the project remained both feasible and future-focused. We provided expert advice from construction methodology through to design efficiencies. Furthermore, to ensure a positive commercial outcome, we paid close attention to retail feasibility based on capitalised income as well as insights into the residential market.
Result: Thanks to our deep engagement and consistent, commercially grounded advice, our client successfully secured a favourable VCAT decision and planning approval. The project now moves forward with a sensitive and locally contextualised design along with strong market alignment and a positive investment return in sight.
