Client Challenge: This parcel of land was handed down over generations of the same family and was used for farming. With the rapid growth of the surrounding suburbs, the landowner was faced with a unique urban infill opportunity, but one that also came with significant practical challenges in terms of how to navigate the planning overlays and the best way to stage the delivery.
Our Solution: After careful assessment of the site and the scale of the development, we decided to minimise the overall risk by establishing a mutually beneficial joint venture with the landowner. This enabled a masterplan to be established that accommodated 265 freehold allotments that were progressively subdivided and sold over a 5-year period from 2020 - 2024. This staging of the development meant that the landowner could gradually exit their primary production operation while also coordinating the sale and settlement of the allotments in such a way as to best account for the legal, insurance, and tax ramifications.
Result: Now home to hundreds of families, Alfredton Central is a thriving residential area that has successfully blended into the surrounding community. Furthermore, through our close collaboration, the landowner was able to realise the full financial potential of their multi-generation inheritance. In addition, we delivered on time and on budget even in the face of the unique challenges presented by the Covid pandemic.
