Challenge: We acquired this extraordinary site with early design concepts already in place. Originally built in the 1940s by Australian and American soldiers for the manufacture of nitrocellulose gun cotton—a volatile and highly explosive compound—the facility was constructed to withstand potential bombing and included its own branch railway line. While rich with history and potential, the site posed major construction challenges.
Our Solution: This was one of the most technically demanding projects we’ve undertaken. We began with extensive site preparation, which involved excavation, removal of redundant railway tracks and sleepers, and clearing layers of detritus accumulated over decades. Once the site was stabilised, we executed a custom-built design that pays tribute to the building’s wartime origins while reimagining it as a contemporary, functional space. The result preserves the industrial soul of the structure while unlocking new commercial and community value.
Result: What was once a forgotten munitions factory is now reborn as a bold, design-led space. This ambitious project really pressed us to use our most creative design and construction thinking to get the job done. But we also worked within the tight constraints to deliver on time and on budget. Gun Cotton is now a unique place that anchors Ballarat’s emerging creative manufacturing hub.
